Choosing a roof paint colour

Start with the roof condition

Painting should follow an assessment of the roof covering, leaks, corrosion and previous coating. A colour change will not repair damaged flashings or unstable material. Ask which cleaning, repair, primer and topcoat system is suitable for the substrate.

Old fibre-cement roofing requires particular care because its composition may be uncertain. Have it assessed before any cleaning, sanding or coating work. Roof access also needs a planned safe method.

Light, dark and solar reflectance

The US Department of Energy explains that a reflective roof can absorb less solar energy and remain cooler than a less reflective roof under the same conditions. Some specialised darker coatings also reflect solar energy, so the colour name is not a complete performance specification.

Ask for product data if heat performance is part of the decision. Indoor comfort also depends on insulation, ventilation, building design and climate. Do not translate a coating claim directly into a guaranteed electricity saving for a Johannesburg home.

Compare samples alongside the walls, gutters and surrounding roofs. A small screen image cannot reliably show the final colour on a large roof in strong daylight.

Repainting costs without invented lifespans

Use the roof-painting price guide for current planning estimates. As an arithmetic example, an assumed R110/m² for a measured 150 m² roof totals R16,500, provided that rate includes all agreed preparation and coating work. This assumed rate is not a separate service offer.

That calculation does not establish a five-year or eight-year repaint cycle. Durability depends on substrate condition, preparation, product, application and exposure. Compare the stated warranty and maintenance requirements rather than assigning a fixed lifespan to “light” or “dark”.

• Measured coating area, not simply the house floor area.
• Repairs, cleaning, primer and number of coats.
• Named product and colour code.
• Access, protection, cleanup, VAT and exclusions.

Matching repairs and complex approvals

A fresh patch may remain visible against an older weathered coating. Ask whether touching up, coating a complete roof plane or repainting the whole roof best suits the condition and budget.

In a complex, confirm the permitted colour scheme and approval process before ordering paint. Keep the approved product, colour code and sample in the maintenance records so future repairs can use the same reference.
